The Loan Company of San Diego, a California Limited Partnership was founded in 1974 by Steven B. Dillaway, an Attorney, CPA, and Real Estate Broker.
The Partnership business model is simple. Qualified investors purchase an interest in the Partnership and become Limited Partners. Partnership capital is pooled and used to sustain a portfolio of trust deeds (i.e., loans secured by real property). These loans generate interest and other related proceeds, which are pooled and distributed to Limited Partners based on their proportionate share of Partnership capital.
Over 50 years we have made more than 2,000 loans. We currently manage a loan portfolio of approximately $225M.
Our Investors
Investors in the Partnership are generally of two types:
- The investor who wants to diversify his/her investment portfolio, balancing it among stocks, bonds, real estate, and fixed income.
- The retired individual whose goal is to maximize retirement income with an acceptable risk.
